Moving to Mill Creek, WA? 9 Things to Know Before You Buy (2026 Local Guide)

Mill Creek might be the most asked-about city in my corner of Snohomish County. Buyers tour Bothell and Everett, then drive through Mill Creek Town Center on a Saturday morning — coffee shops full, families out on the trail — and ask me, "Okay, what would it take to live here?" I'm Mariesa Holm, a real estate agent serving North King County and Snohomish County, and this guide covers the nine things I walk every buyer through before they write an offer in Mill Creek.

How expensive are homes in Mill Creek, WA?

Expect a median sale price in the mid-$900,000s, with plenty of homes crossing the $1 million mark. Redfin put Mill Creek's median sale price at roughly $974,000 as of mid-2026, essentially flat year over year, and local NWMLS-based reports from early fall 2026 show a similar median near $977,000. That makes Mill Creek one of the pricier cities in Snohomish County. What you're paying for is the package: planned neighborhoods, a walkable Town Center, well-regarded schools, and a location that commutes well in multiple directions. Condos and townhomes near Town Center can bring the entry point down meaningfully, so don't write the city off if a detached home is out of reach this year.

What is it actually like to live in Mill Creek?

Mill Creek is a master-planned community that grew up around a golf course — and it still feels that way, in the best sense. The city incorporated in 1983 and is home to roughly 21,000 people today. Tree-lined streets, greenbelts, and planned neighborhoods give it a tidy, parklike feel that's rare this close to the Seattle metro. The heart of town is Mill Creek Town Center, developed in 2002, with more than 80 shops, restaurants, and services — it was recently named the best lifestyle center in Washington state. It's the kind of place where running errands turns into dinner and a walk.

How are the schools in Mill Creek?

Mill Creek is served by Everett Public Schools, and schools are one of the biggest reasons families target this area. There's an elementary, middle, and high school within city limits, including Henry M. Jackson High School. School assignment depends on your exact address — boundaries matter here, especially since many "Mill Creek" addresses actually sit outside the city limits (more on that below) — so I always verify the assigned schools for any specific home before my buyers make decisions based on them.

What's the commute like from Mill Creek?

Mill Creek commutes well in three directions, which is part of why it holds its value. The Bothell-Everett Highway (SR 527) runs through town, with connections to I-5 via 128th or 164th Street and to I-405 at Canyon Park. For transit, Community Transit's Swift Green Line bus rapid transit serves Mill Creek, linking Canyon Park in Bothell to the Boeing and Paine Field area. And since Link light rail reached Lynnwood in 2024, many Mill Creek commuters drive about 15 to 20 minutes to a light rail station and ride into Seattle from there. Boeing and the Paine Field employers make for an easy reverse commute.

Will I be in an HOA in Mill Creek?

Probably — and you should budget for it. Much of original Mill Creek was developed as a planned golf-course community, and many neighborhoods have homeowners associations covering common areas, greenbelts, and community standards. Dues and rules vary widely by neighborhood. When my buyers go under contract here, we review the HOA documents, dues, and any upcoming special assessments during the review period. It's one of the most commonly skimmed steps in a purchase, and the one that produces the most surprises after closing.

What about parks, trails, and things to do?

For a city of its size, Mill Creek is loaded with green space. The city maintains 10 neighborhood and community parks and more than 23 miles of nature trails, including the North Creek Trail along the North Creek greenway, plus a nature preserve where Penny Creek flows. Mill Creek Sports Park hosts baseball, softball, and soccer tournaments, and the Arena Sports facility adds indoor soccer, bowling, laser tag, and arcade games for the rainy months. It's a very outdoorsy, family-paced town.

Is a "Mill Creek" address always actually in Mill Creek?

No — and this catches buyers off guard. Plenty of homes with Mill Creek mailing addresses sit in unincorporated Snohomish County, outside the official city limits. That can mean different services, different development patterns nearby, and sometimes different school assignments than you'd assume. None of that makes those homes a bad buy — some of the best values I find are just outside the city line — but you should know which side of the boundary you're on before you make an offer. I check this on every Mill Creek listing my buyers tour.

How competitive is the Mill Creek market for buyers?

Competitive — well-priced homes here move fast. Redfin's data showed homes going pending in under two weeks on average as of mid-2026, and the city consistently rates as a very competitive market. That doesn't mean every home sells in a weekend; it means the turnkey homes in the most-wanted neighborhoods do. Come prepared: a full underwritten pre-approval, a clear maximum price, and a plan for how you'll handle inspection and escalation decisions before you're standing in the living room falling in love.

What does it cost to own in Mill Creek beyond the mortgage?

Plan for property taxes, HOA dues, and Pacific Northwest maintenance. Snohomish County property taxes are billed on assessed value and vary by levy area, so I pull the actual current tax bill for any home my buyers are serious about rather than estimating. Add HOA dues in most neighborhoods, plus the usual Northwest homeowner realities: roof moss treatment, gutter cleaning, and drainage. The good news is that Washington has no state income tax, which helps the overall math for many families relocating from out of state.

Mill Creek FAQ

Is Mill Creek, WA a good place to raise a family?

Yes — it's one of the most family-oriented cities I work in. Between Everett Public Schools, 10 city parks, more than 23 miles of trails, and a walkable Town Center, Mill Creek was essentially designed for family life. The trade-off is price: it's one of the more expensive cities in Snohomish County.

How far is Mill Creek from Seattle?

Mill Creek is roughly 20 miles north of downtown Seattle. Driving takes 30 to 45 minutes or more depending on traffic, and many commuters now drive to a Lynnwood-area light rail station and ride Link into the city instead.

Do I need a local agent to buy in Mill Creek?

You aren't required to use one, but Mill Creek rewards local knowledge. City-limit boundaries, HOA rules that vary street by street, and school assignments that don't always match the mailing address are easy to get wrong from a listing photo. A local agent checks all of it before you commit.
